How To Locate Model Tenants

You find yourself with a property to rent. Maybe you've moved into a new home, and have decided to rent out your old one. Another situation is where you have done a basement renovation and have a suite that is available to rent. What is the best way to find tenants?

You'll need to write an ad that describes your property, but also sets it apart from all the other rental properties being advertised. Have a lot of details about the property in the ad. Use language that will create an emotion. You should have a lot of information in your ad, including the number of bathrooms and bedrooms, parking, the date the unit is available, parking, laundry, pets and other terms of the rental. No one wants to answer a lot of phone calls, so this way is better.

When possible, remember to include photos. Many readers will not even bother with an ad with no photos. Leave an email address for responses, as well at a first name, and in some cases, a phone number. Your possible tenant should be provided with a simple contact method.

Place your advertisement

Have a few places in mind to advertise your rental, don't count on one. But also consider your target market. If you're renting out a luxury condo, you likely won't be advertising in the same places as when you're renting out a basement bachelor suite.

Using Craigslist is a good option as it is free, and many people use it all over the world. Webistes like that do a good job of having a basic layout that everyone understands, so you can reach the prospective tenants easily. It's best to use several colour pictures; 3 photos if the interior, 1 of the exterior. If the unit has a great view, be sure to include a photo. This will definitely attract attention.

Social media: Put postings on your Facebook page and/or Twitter account to let everyone know you have a property to rent.

Sign in the window: It may sound old fashioned and low-tech, but consider placing a sign in the window of the unit you have for rent. Someone may be interested in moving to the area, or they have a friend who's interested, and will spot your sign when walking or driving through the neighbourhood. Your sign should be as informative as possible, detailing such things as the price, the bedrooms available and when the suite is available to rent. This will prevent people calling just for information. The phone number to contact you should be in larger letters, so that a person out on the street can still read it easily.

Another good way to find tenants is to simply tell your friends, word of mouth works well for this. They may know somebody who's looking to move to your area.

Another time-tested method is bulletin boards in the community, and a local center, library, or laundromat, for example. Put your contact information at the bottom of your flyer using tear offs, and add colour pictures that make the ad and rental unit more appealing to potential tenants.

It's important to find the right balance between renting your suite fast, and finding a responsible tenant. A landlord would be wise to take their time and find responsible tenants who can easily afford to make rent, and are respectful of your property and treat it well.
