However, you want to have one that specializes in using certain building materials and techniques. Here are some things to consider before choosing a contractor who specializes in your area of need.

Some remodeling contractors, such as general contractors, are required to provide a license number in all ads. Plumbers and electricians are not necessarily required to do this, but a homeowner should ask for this information. If this makes you uncomfortable, explain that your home owners insurance requires the number for a claim.

Make potential remodeling contractors provide you with a list of references. You should call each reference provided to check for competence. Make sure to ask detailed questions rather than for a general opinion. Keep a close eye on work as it is performed and make sure it meets quality standards. You should always utilize a written contract to outline expectations, and do not pay in full until the job is complete.

Ensure that the contract you sign includes a clause that financially penalizes a remodeling contractor for missing deadlines or getting off schedule. Be specific about the amounts, and if necessary, assign different penalty amounts for greater delays. But don't be too harsh about it! Mistakes happen, delays happen through no fault of the contractor's, and a contractor will be reluctant to work for you if they think they're going to lose the shirt off their back for making a simple time-management mistake.

Who will be doing the work? If a main remodeling contractor often uses remodeling engineers, a common practice, ask how long they have worked with whoever will be doing your job. Ask for references specific to the remodeling engineer. Ask if the lead contractor will guarantee the work.

If your remodeling contractor wants cash, immediately look him up and try to find information about his licensing, insurance and financial stability, as well as any legal actions against him. Even if you don't care that he is avoiding taxes, you should consider about the others costs he may ask the money for

If you are going to order items on your own for your project, you should inform the remodeling contractor of this so that he is aware of it before bidding. The reason being that some contractors would not like to work with products which are covered by warranty.

Don't just look at price; take a look at previous projects, their projected time to completion and the number of years they've been in business.
