Is Real Estate Too Risky Or Is Real Estate A Good Investment?

Is real estate a good investment? If you are like me, you've asked yourself this before. I can tell you from personal experience the biggest and most common mistake that real estate investors make is not knowing the appropriate strategy of investing for each property. This mistake cost me $30,000 in profit on one of the first deals I ever tried.

Remember, just like any other investment, real estate carries a certain degree of risk but I still feel it's a great way to add more depth to your investment portfolio. There are far too many strategies that fall underneath the category of real estate investing, so just know that there really is never a bad time to invest.

For instance, when the housing market is saturated with a surplice of available supply and a dwindling amount of demand in light of the fact that banks aren't borrower friendly in the current circumstances it's safe to say that "flipping" real estate isn't likely to be a good choice in MOST housing markets. There are a few exceptions but those are rather advanced real estate marketing tactics.

If real estate investing is done correctly and with the proper plan it can be a great investment. Most people believe "flipping" to still be the end all, be all, but all the savvy investors know that right now with the market as shaky as it is that it's the best time to buy and hold, using your investments to produce cash flow until the market fully recovers.

With so many people losing their homes, demand for quality rental properties is on the rise. The good news for those who have the money to invest is that the market is saturated with nice homes in decent neighborhoods that are going for rock-bottom prices.

Clearly, some of the real estate that might end up being a good investment for you might be a foreclosure and it might need major or minor repairs to get it into a quality rental condition. Right now, it's very simple to find reasons prices pretty much anywhere.

Now, not everyone wants to play landlord. A lot of us simply want to enjoy our lives living whats as close to worry free real estate investing as possible. So how do we do this? Simple, look for a quality property management company.

After the market picks up you will have an assortment of options that are available to you to maximize the profit potential of your real estate investment. You could think about doing a rent to own, sell it for a lump sum, or keep the cash flow from the renters. It's totally up to you. You hold all the cards when your property value increases.

Those who invest in real estate invest real dollars with the expectation of returns on that investment.
