For example, extreme conditions like torrid heat, frigid cold or high winds can shorten the life of asphalt shingles by more than five years. For some homeowners, birds can also be a concern. Birds often build their nests under and around Spanish roofing tiles because they enjoy the heat coming off the tiles. If there is a large bird population in your area, a different roofing material might be a better choice.

Health Concerns (for the home and the family). A damp or wet attic is subject to wood rot and mildew formation. In addition to causing structural damage to the home, mildew and wood rot affect the quality of the air your family breathes when inside the home. Following roof maintenance guidelines can help prevent these concerns and the need for roofing repair.

Avoid costly repairs by repairing or replacing loose shingles quickly. Add or repair flashing around the chimney and vents. Sunny days are the best times to inspect, maintain and repair the roof.
